Bathroom Fans and Moisture: The Small Upgrade That Prevents Mold
A bathroom fan is one of the cheapest mold-prevention tools in a Puget Sound home — if it's sized right, vented correctly, and actually used. Here's how to tell whether yours is doing its job.
In most of the country, a bathroom fan is a nice-to-have. A few signs are worth checking for, especially in bathrooms that don't have a window or that get heavy daily use:
- Persistent fogging on the mirror or window long after a shower ends, rather than clearing within a reasonable time.
- A musty smell that lingers even when the room looks clean.
- Dark spots or discoloration in grout lines, on the ceiling, or around the shower surround — early mold, even if it's not yet a visible colony.
- Peeling paint or bubbling on the ceiling directly above the tub or shower.
- A fan that sounds weak, rattles, or barely moves air you can feel with your hand held near the grille.
- No noticeable draft at the grille at all when the fan is running, which can mean a clogged duct or a disconnected vent run behind the wall.
If several of these show up together, especially in a bathroom that gets used multiple times a day, the fan is worth a closer look before mold becomes a visible, removable problem rather than a preventable one.
Sizing: bigger isn't automatically better, but undersized is common
Bathroom fans are rated in CFM (cubic feet per minute) — a measure of how much air they move. A fan sized correctly for a small powder room can be badly undersized for a larger bathroom with a soaking tub and separate shower, even though both might have come with a similarly modest builder-grade fan installed at construction.

Reasonable to check or do yourself:
- Confirming the fan turns on and listening for how much air it's actually moving.
- Cleaning the grille and fan housing — dust buildup on the fan blades or a clogged grille can quietly cut airflow by a lot without the fan sounding any different.
- Checking whether you can feel a draft at an attic or roof vent termination (if it's safely accessible) to confirm the fan is venting outside and not just recirculating.
- Adjusting your habits — running the fan during the shower and for 15–20 minutes after, rather than only while the room feels obviously steamy.
- Adding a simple humidity-sensing or timer switch, which are widely available and generally straightforward for anyone comfortable with basic electrical work, to make sure the fan runs long enough without you having to remember to turn it off.
Better left to a professional:
- Replacing a fan with a higher-CFM unit, which usually means confirming the existing duct size can handle the increased airflow and that the vent run to the outside is still in good condition.
- Rerouting or repairing ductwork that's disconnected, crushed, or venting into an attic instead of outside — this is a common hidden problem in older homes and isn't something you can diagnose from inside the bathroom alone.
- Any work that involves cutting into a roof or wall for a new vent termination.
